Place your license
Transfer your Texas license to our broker through TREC. There is no office to report to and no hours to keep.

Send a referral
When someone you know wants to buy or sell, gather the basics and register the referral with us by phone or email. We place it with a capable agent, or with one you choose, under a signed referral agreement.

Get paid at closing
When the transaction closes and the referral fee arrives, 95% of it is yours.

What you can do

What referral-only means you cannot do
- List, show, or sell property, or negotiate a transaction

Questions
Do I have to keep office hours or come to an office?
No. You submit referrals by phone or email, from wherever you happen to be.
What does it cost?
$50 per year, paid when you place your license and then at each license renewal for the renewal period ($100 for a two-year renewal). The fee is not prorated if you leave. You pay your own TREC fees, including the transfer fee.
Are there association dues or MLS fees?
No. The brokerage is not a member of any board or multiple listing service, so there are no dues or MLS fees to pay.
How much of the referral fee do I keep?
95%. The broker retains 5%. Fees are paid promptly after the broker receives them from the closing.
Who keeps my license current?
You do. Renewals and continuing education remain your responsibility. We try to send a reminder when renewal is coming, but the deadline is yours to track.
Are taxes taken out?
No. You are an independent contractor and receive a 1099. Talk with your tax advisor about estimated payments.
How long is a referral good for?
A buyer referral is valid for one year to reach a signed contract. A fee is earned only when the person you referred buys or sells with the agent the referral was placed with.
